Self Build Project Management

Undoubtedly, the successful outcome of your self build project will rest upon the project management approach that you employ. The decision typically revolves around your current skill sets and or time available.
If you already have the trade skills necessary to build your own home (i.e. builder, handyman, plumber, carpenter/joiner etc), the 'hands on' approach has quite realistic successful outcomes to be expected as you can also use your colleagues and contacts in the trade to adhere to a more favourable budget which is already lighter as you are employing mostly your own labour. It goes without saying that the savings/profits are expected to be higher, however, practically, it will be a full-time job, which may require you to put everything else on hold.
On the other hand, where trade skill sets may not be readily inherent, you may have little choice and will have to do some form of contractual outsourcing for the majority of the project, but you can still be heavily involved in the form of an on-site project manager. Undertaking the on site management role demands a level of self-education so that at the very least you are familiar with construction contracts, goals, time frames and that you know exactly what you want. As a guide, you will be responsible for the management of sub-contractors in all areas, typically: architectural design, planning and building regulation services, timber frame kits, windows and doors installations, supplies, etc. You have to be persistent enough to get at least two or three quotes for everything and these should include delivery costs and the expiry date of the quote as some material prices fluctuate. However, the responsibilities of this role are not without it's challenges as you would need to always be available and would categorically be the 'Construction Client' for which stipulations include the provision of water, health and safety training, facilities, signage, dry storage, safety equipment, etc.
Where time may not be available, and one is unable to be involved or project manage on site on a day to day basis, you can appoint a 'Project Manager' as your main contractor with whom the responsibility rests for making the daily decisions and ensuring the project remains on course in accordance with your expectations. Project managers can be sourced from Self-build package companies, architects, quantity surveyors or builders, and their cost is reflective of the wealth of industry experience they will bring to your project. By so doing, you are free to continue with other full time commitments, only needing to be involved for significant decisions and usually you will be kept well informed and abreast of the project progress and any compliances you may need to fulfil, thus not leaving any legal obligations to chance.
The approach you decide upon for your project will be dependent upon your experience, ability, resources and lifestyle. However, in all instances, self-education is a fundamental bedrock for success.
